As far as the cackle modem go. I purchased one from Amazon. Make sure you get a DOCIS 3. I believe that is the fastest currently. Mine is 2 years old so I have not been following them so there may be faster modems out there. Mine is a Motorola Surfboard modem. Once you get it, there is a number on it that you will need to give to Comcast. As I recall the process is pretty painless once you get to the correct office in Comcast. I Goggled it and found a number to call.
I had no problems with a 802.11N wifi router with my Roku box in a different room but on the same floor.
Sorry I can't address the off air stuff as we live in the sticks and are forced to use Comcast for tv as well as voice and data.
