Wow, Dave the Knave hit it just right. I've done the heater valve and CPS, just forgot to include them on the list. I'm still on the original clutch so that may be on borrowed time, although it works perfectly. My superb indie uses spray stuff called TekWax to coat the underside. I got under there when it was on the lift before winter and re-coated things myself so the underside is still pretty clear of rust, although the tank straps went a few years ago. For the first 13 years I had the car I commuted in it most days – 14 miles each way on some back roads and some Massachusetts traffic. You're right: rough roads. It was in the garage at home and in an underground garage at work until 2016 so that helped. For some time I figured it wasn't worth much and would be a disposable car. In the past 4-5 years I've realized that I want to keep it forever so to the extent I can, if the roads are salted I don't take it out. I always have a second car for fun. A Miata for 15 years, then a Mini Cooper S, then a BMW 335. About 18 months ago I decided to sell one of them and keep the better of the two, so I sold the 2011 BMW. A few weeks later I added a GTI to the fleet, which is a great car, but I still choose the Aero most mornings.
