OT: Another A/C question

our house has two units, one for upstairs and one for downstairs. The one that cools the upstairs is very wet around the compressor. It sits on a plastic pad. The drain for the unit is behind it, coming out of the wall, but there's definitely water condensing from the unit itself. The air blows plenty cold inside, I change filters regularly, so keeping cool isn't a problem. Just wondering what this means, the house is for sale and I'm wondering what an inspector would say. Its about 2-3 feet from the foundation too, so thats a worry also. TIA.
