Thanks for all the thoughts and comments - I feel better about it now and will continue considering the property. I'm going to find out who has been servicing the equipment because I think it is pretty rare in this part of the country.
I agree with you Swedecar, there's a lot of confusing lingo being used, including geothermal which made me think there was some kind of heat source too intially. It sounds like there are closed loop systems which are like radiators (as mentioned by others) that even need antifreeze in them. And then there are open loop systems which use a well and dump the water. My guess is that this is the case for this system because there is a marge creek on the edge of the property.
There are also ducts which I imagine are for cooling via a more traditional AC system - can't imagine (but that's all I have right now) that the water could cool a house in a Georgia summer.
