Okay, so I did some poking last night. The expansion tank shows signs that all is well. Hollow sounding on the bottom, full sounding on the top. The bleed valve on the automatic bleeder above the expansion tank was shut. I opened it. A lot of air hissed out and it spat some water, but once the air stopped a slow trickle of water continued. I shut the valve and will replace the whole thing.
Obviously the pressure-reducer/fill-valve is not maintaining 12 psi in the system. I found the literature from Watts that says you're supposed to service it 2x a year. I doubt it's been serviced... ever. I ordered the repair kit that includes new gaskets, screens, etc. etc.
I'm going to go around and check all the bleeder valves on the convectors to look for sediment buildup indicating a leak. I know the one in one of the downstairs bedroom has some buildup and there's some water damage to the subfloor, but I have yet to observe any actual moisture there. If the leak were there, wouldn't that mean the whole 2nd floor drained out there? That would be some really serious water.
