I would consider a few things:
Is there some investment value in this?
What are taxes going to be like?
I also would avoid old gas stations like the plague unless the original owner already dealt with all remedial environmental concerns... This can be expensive!!
You could look into old garages that were not gas stations, and you could still tweak the place to that cool aesthetic if you cared.
If you have slightly more space than you need, might there be an opportunity to farm out space to other DIY'ers at a cost? Legal considerations there of course also...
I have also seen quick to erect metal buildings advertised here. I believe they are quite cost effective.
If you are looking at some investment value in this, building a low quality structure may not be a good use of your finances unless it is very cheap and you anticipate appreciation of land value alone.
Are there still large areas of low cost undeveloped (due to tear downs) land post-realestate meltdown?
