I think you've got a good plan... re streaming, as long as you have Internet you can add/subtract/swap streaming services as much as you want to get a good fit.
But for the over-the-air TV part... buy, install, and test your antenna before going any further. I have lived in several places in the northern suburbs of Boston and it wasn't until the most recent one that I could get good TV reception.
