Last spring I decided to do the upgrade thing as well and it was probably a worse economic time overall than present. We sold in 30 days when the average at the time was 90 days. Get your agent to run all the comparable sales for your area, get an appraisal done, then set a realistic (not emotional) market price. If you're serious about trading up quickly, price the house 5-10% below market (and advertise that it is below market). I got my asking price because I was already 5% below market. If houses are appreciating in your area (and I think Atlanta is pretty sound economic area) then the equity hit will be made up quickly by the appreciation of the higher priced new house.
Selling tips:
1. Keep it spotless, even if you have to hire a maid for a short time.
2. Don't underestimate the curb appeal factor...put flowers on the front porch, have your shrubs trimmed back, keep the lawn clean, get the cars out of the driveway (park them down the street if you have to).
3. Get rid of clutter, don't just hide it. Rent a temp storage place if you have to.
4. Take half of your furniture out. If you've got a "starter" home, less stuff around will make it look bigger.
5. Hire a couple of day workers to spend one day at the house doing touch-up painting in high visibility areas. I did this for $300 (material and labor) and it made an incredible difference.
