I had a professionally done epoxy floor in my last house and it was wonderful. However, even it fell pray to 8 years worth of Indiana crud on the roads, and spots where the exhaust drips on the floor (warm up) and under the tires started to go south.
The new house is straight concrete in the garage floor, and according to my builder, the home DIY epoxies are no good. The only ones he has seen work are the pro variety and these were expensive. He said TSP would work but after a few years it was clearly in the 'do not bother' category. Even TSP will not take out deep stains, and having to deal with epoxy flaking in a couple years is no fun either.
I have seen car 'mats' that are heavy duty vinyl pads one drives over. That may work. I would also avoid any Thompsons type oil coatings as they generate grime which comes right in the house.
