Your best bet is to talk to a lawyer. You are going to need a lawyer anyway to close on the property. You also might be able to get the FSBO to reduce the price of the property by three percent or help with the closing cost on the house. Since it is generally more difficult to sell your own home without a realtor many people are more willing to negotiate with you. If you and your realtor don't have the best relationship then I would just go buy the house. The lawyer is the person who is going to be doing all of the work after you have found the property you want to move into.
