My rate is 4.5% 30 year fixed, refinancing in not an option. There is no way I can beat that rate. I think I will need to speak to a realtor to get a fair market value on my house. I know about the equity will be great later on when I move but, I want to get the most out of my home. I am going to dormer the 3rd level,replace the existing roof, add an additional bath, and reside the house. All this should make my home value go up even more and should only cost me around 15k. Then the value of my home should be around 50% more than what I paid. I have seen some homes in the area sell for close to what I paid, then someone come in and remodels them and sells them in three months for 100k more. I just don't want the bank to screw around with me. I pay $250 a month on PMI and that is money that could be going in to my home and paying for other things.
