35 year old house in Wilmington,NC, we catch a lot of hurricanes due to our location. House is 5 miles from the coast, brick ranch, never had any wind damage before, protected by two BIG coastal oaks. House paid off, would cost about 160,000 to replace (not including land)...if it was a total loss.
My insurance company does not underwrite "wind and hail", they go with a third party company (that I am not even familiar with). My relatives with similar houses pay 1500ish total for insurance, I am paying 300 for fire/theft and 1600 for wind/hail! 1000 deductable, they offer a 2000 deductable for a whopping savings of 25 dollars.
I cannot just go to another insurance company, they only underwrite so many new policies per year, and it would take years on their list to get insured. AND I don't like my relatives insurance company anyway.
I am thinking of just getting rid of the extra wind and hail insurance, what do you guys think? A whole new roof would run me about 5000, the only thing I am really afraid of is a tornado, which would be bad, but I might not even survive that, so can't really be afraid of it...a hurricane would probably not take the whole house, and we are not in a flood zone.
Oh, and I could probably get a mortgage to rebuild if I had to...and I could probably find lots of builders in the area looking for work, so could probably get some good bids. AND I could probably get some guvmint rebuild money too...if it was a bad storm event.
