Two-part Epoxy

Our garage floor was previously painted with a standard concrete floor paint that had failed in all trafic and oil areas, leaving spots of bare concrete and peeling paint. My Wife and I repainted it two years ago with a two-part epoxy kit purchased at Lowe's. Thorough cleaning was required but not stripping to bare concrete. We used Trisodium Phosphate (some comes in the kit) with a stiff scrub brush that screwed to a broom handle. The epoxy paint has held up very well although we should probably re-paint it this Fall. We had one spot (less than 1 ft square) where it didn't adhear well. Apparently I didn't get the old floor quite clean enough in this area. This kit was labeled for use on Garage floors (more expensive than basement floor kits) and included the tiny plastic color chips that make it much more attractive than plain paint. It was manufactured by an industrial floor products company located near Pontiac, MI but is not carried any more by Lowe's. The Rust-Oleum kits are so similar however, that I suspect it is the same product. Two years of life may not sound like much, but considering how bad the old floor was I didn't expect the first covering to last much longer. One final word of advise. On old bad concrete expect only 100 to 150 sq ft of coverage per one gallon kit!
