I did a ballon loan to get the incentive and then refinanced the next day on a 60 month note because I like to own my vehicles. I almost always buy my cars as I like the flexibility inhernt to owning it and being able to get something new whenever I please. I have modeled a few different scenarios and in general my research shows that the payment on a 60 month note matches the depreciation of the vehicle around the 2.5 year mark (given you have no negative equity in the loan).
Leasing is a good option with lots of pluses. Most people leasing are concerned about the monthly payment and are trying to keep on a budget. Also some lease for tax reasons if they use the car for business. At the end of the day, if your comfortable with owning the vehicle under the terms of the lease, leasing is optimal because it eliminates the downside risk at the end of the term of higher than expected depreciation while allowing you to benefit if there was less than expected depreciation.
These 0% 60 month notes out there today its tough to choose. The incentives on lease need to be really good to match that rate. In my analysis droping to a 0% rate the payment matches depreciation at the 2 year mark for most cars - not bad!
