some states require a "professional" overseer like a realtor, lawyer or even an escrow agent. Here in Calif you can do it all yourself but I'd recommend at least engaging an escrow agent. By contacting them first they can give you an idea on the amount of paperwork involved and can handle most of it for you. Typical fee here is ~$500.
Be aware of the astounding number if forms, releases and promises involved- that's even without the loan documents. On the last condo purchase I had to sign a form releasing the sellers from liability if I later discovered the place had been a meth lab. It goes on and on.
Get potential buyer pre-approved for their loan. You do not want to find out the buyers loan falls through 4-5 weeks into the agreement - you may have lost several qualified buyers during the wait. Or that their purchase is contingent on selling their current home. It can get crazy but it's certainly doable. The "Idiots" series has a book on it, $25 well spent.
