to be sure the purchase and sale agreement is a good one and let the banks involved worry about the rest.
We'll probably do this when our nest empties in a few more years and the only disadvantage I see is somewhat less marketing is available to a FSBO. The web does make that less of an issue, though.
I do recommend, whether you do a FSBO or use a realtor, is making up a little brochure about your house. Photos, descriptions, stuff a potential buyer can take away with them. Emphasize the positive, make the place sound inviting. I live in NH, too. Upper valley is nice. Sell it to prospects. You can do this yourself in MS Word, so it is simple. I did them when we sold our last house and people always took them. DK if it really helped, but it's just a little more marketing, which never hurts.
