How old is the existing unit? May be time to replace in any case. You may need to replace the evaporator coil and expansion valve [TXV]. Older units used capillary tubes, the higher efficiency systems require TXV valves to achieve efficiency ratings. One may need to match the condenser and evaporator/TXV to achieve the stated efficiency. That may be a requirement for any system where you might seek a tax benefit for installing higher efficiency systems.
Can be something simple like a failed motor capacitor.
There is very little technical reason to match the make of the furnace to the condenser unless there is communication between the two. That is more often seen with PCM blower motors and two stage heating/cooling. A packaged/boxed evaporator coil may be made to fit on a particular line of furnaces and that might drive the selection.
I just had a 11 yo large two stage high efficiency heat pump fail. Not know if the compressor failed and that fried the capacitors, or the caps failed and fried the compressor. The caps were replaced and the compressor made a lot of noise and it pulled way more current than the locked rotor rating. Replaced condenser and dryer/filter $5800. :{ :{ :{
With rental properties, there is little incentive to install higher efficiency equipment when the tenant pays the utility bills. Maybe there are some motivating tax programs that will help the landowner.
