I will try to answer a few questions...I was in a similar position, but had to buy new because I had to register the car out of state (live in TX, but I am in Jersey City).
Question 1:
If I could do it all over again I probably would have bought the Subaru Legacy or a 9-3 linear. I looked at Volvo, VW, Saab 9-3 & 9-5, Mazda 6, and the Subaru Legacy. The Legacy had just come out and it was impossible to find a 5spd so I didn't do that. I was looking at 9-5s but didn't want to spend that much on a car I was going to pile on miles. The Volvo had just come out and it was auto only so that was out - the handling was also so-so relative to the others. The narrowed the list to a 9-3 linear and a VW Passat and Mazda 6. Couldn't get the deal I wanted on the 6 worked out and went with the Passat because it cost less and was very nicely appointed for the money. Same HP as the linear and same or better options. I was bias towards Saab, but went with the VW.
I do think the Passat is worth looking at. Overall I like the car, but I am already shopping again now that we are going to get settled. We have another kid on the way (now 3) and I want to get a wagon. I will narrow that list to Subaru Outback, 9-5 aero, or audi allroad.
As for the altima --- i had one for 2 weeks as a rental when in Pheonix - not even close in quality to the 9-3 or Volvo - just didn't like - its like a Honda Accord - kinda boring - the Maxima might be more fun. These cars also ding easy - something to watch for in NYC:)
In any case - if i could turn back time I would have gotten the 9-3. It has good legroom, was fun to drive and very safe.
As per the lease - NY has same law as Texas - its basically a ballon payment which is like a lease and you could do what your looking for, but whats nice is you aren't tied down like a lease and can sell whenever you want and only owe the ballon portion. You miss out on some of the tax advantages of the lease, but oh well. I paid cash for my Passat and it did help negotiate the price because it was a no hassle deal - dealers like that, but other than that advantage its not going to get you much.
If you can -- try and find a car with 5-10K miles on it - you will save a ton. Thats what I am looking for in the wagon I get - some you can get certified with the extended warranties which is nice and you get a better deal.
I liked Cherry Hill Saab in NJ - The internet guy is great and easy to work with. I did not like JMK saab in springfield NJ. Saab of Greenwich is pretty good for sales. I got the VW through Millenium in Somerset NJ - they were good. I went to Flemington Subaru for the Subby, I don't really like that chain of dealers.
