The non-boosted light controllers have a much, much higher failure rate than the boosted ones - the Uhaul guys *might* be trying to steer you to a more reliable product. Isn't there a fused power line in that harness? If so, I'd go with the boosted one, but just tap off the local power.
Running an electric brake is another story. you really should run larger gauge wire both to the controller and a separate power line straight to the battery with an auto resetting circuit breaker rather than a fuse - you don't want a blown fuse causing a brake failure.
