Advice for Selling 2000 9-5 Aero

I need some advice here. I'm selling my 2000 9-5 Aero (142,000 miles), replacing it with a newer 9-5. It is in really good shape, new brakes and rotors, ABS module, tires, blower motor, struts and shocks, serpentine belt, exhaust from catback. It has two problems - the rubber boots covering the e-brake rotor needs to be replaced ($500) or it freezes and the control panel on the driver's seat is frozen. Should I spend the money to replace these items and then sell the car, or sell it as is and credit the buyer for those repairs? Any thoughts.
