Dealt with same problem on ex-girlfriend's BMW several years ago. I think the antenna was made by Hirshmann. Internal gears were stripped- Hirschmann wanted something like $50 for replacement parts or about $90 or so for a rebuilt one. I bought the rebuilt one. I asked about what to clean and lube the mast with. The salesperson said NOT to lube the mast, but to keep it as clean as possible. Hirschmann sells something to clean the mast with, but I didn't buy it. I don't know how the antenna is doing anymore.
On my 93 9000, I clean the mast with silicone spray and wipe as much as I can off it. I suppose a small amount remains on the mast when I am done. I repeat the cleaning and wiping when the antenna reminds me that it is dirty and crusty with road salt and grime again.
