Once in awhile on a cold start ours will do that. Could be three things that I'm aware of...
Condensation, like you say. That'll be steam so it'll dissipate quickly.
Cold-start enrichment. I don't know why it's occasionally rather than every time, but that's smoke, not steam. And it's OK.
Oil from leaking seals in the turbo. That would be more blue, & I suppose it would smell differently. You could take off the air duct & look for evidence of oil leaking. It's a little harder to take the exhaust side apart & look for leaking there. I'm under warranty so I had the dealer open it & look. They said mine wasn't leaking oil, but I'm still keeping a close look & I'll probably find an excuse to look for myself before the warranty's gone. People have had their turbochargers replaced under warranty for this.
