Have they had a Home Inspection? The price in thier mind was for a house with a working AC.
I just had a similar situation. My house was for For Sale and my boiler had a leak that would puddle up once a week. I took off the insulation covering it and found a leak at one of the gaskets, I then cranked up the min. temp. cut off to keep everything hot, therby keeping the metal expanded and better sealing my gasket. This is not a good idea as you use more fuel oil, its less efficent, etc. It solved the leak though.
IF I was a no good son of a B I would have left it like that and crossed my fingers hoping the home inspector was useless..........BUT
I called and had my boiler replaced for $3200 bucks and I slept peacefully at night.
PLUS if you offer falls through for whatever reason the next people looking at your house will be excited by having a brand new AC compressor and this might get you your $1300 back.
This is what happened to me and the fact that I had a new boiler helped me sell the house.
