Some contracts can be sold before you ever close on the place.
My mother put $10k down on a $500k pre-construction condo in Naples Fla some years ago, and sold the contract a year later, before construcion was finnished for $30k. She was worried she'd be stuck with an (3rd) home which she didn't want, and couldn't really afford, but it turned out that those units were selling for $750k after the building opened.
I looked at a development about a year ago, thinking of doing the same, but their contracts weren't salable, and I was to timid to mortgage and flip it myslef.
