most homeowners' association policies cover the building's exterior structure. you are responsible for the studs of your unit and everything inside of those, (i.e. drywall, cabinets, etc.). an example: if city bus comes crashing into the building, though the exterior wall and into your living room, the homeowners' association will be responsible for putting the building's wall back together, but you'll have to cover the cost to replace your floors, personal belongings, bascially anthing the bus hit after penetrating the wall. you're also liable if a fire starts in your units and burns through another unit or two. the good thing about these policies, though, is if your place is apprasied at, say, $ 200,000, you'll only have to carry a policy for $ 100,000 or 120,000, whereas if you owned a single-family home, you'd have to cover the entire value. you should be able to take a copy of your assoication's policy to your insurance agent to get some different options.
