Real Estate on Golf Courses

Something I have wongered about a long time...Most golf course borgering houses seem to be built for the upper middle or high income classes relative to their location in the country. Why hasn't any builder planned a sub-division with a golf course for miggle class people? You could make the lots smaller, and houses of 1400 to 1600 square feet, thus giving you nearly the same overall dollars when all construction is complete. And there are a lot of people in this class, not interested in snob appeal or "keeping up with the Jones", but they do like to play golf and would like to live in a course complex. All you would need is a nice small clubhouse.. just a snackbar or small cozy "not expensive or exclusive" restaurant. No massages,nail salons etc. Small bar in a corner would be O.K. too. Just a place to go and have a good time with your buddies..not to impress people or social climb.
I know a lot of people are interested in "keeping out riff-raff", but all people who are not wealthy are not bad...Let them have their Country Clubs...no problem with that. Does such a place already exist anywhere in the country. Interested in anyones thoughts on the subject.
