Anyone buy / sell their own house?

I am getting married in July. My 3-family has been on the market since Nov. It may be slighly overprice, but I think it is pretty close to market conditions. Truth in the area is just long time to sell. My plan is to sell the 3-family (all 1br) and get a bigger multi with more space to accomodate myself and my wife.
Anyway, my first sign-on with my realtor is about to expire. My dad is a realtor in CT, so I would get some good guidance from him. I was wondering if it was worth it to get a broker's license in the state and associate myself with an agency.
You figure commission are 2.5% of which 2% goes to the realtor. So, if I work my way through a buy and sell worth $700,000, that 2% is close to 14k. I am thinking this might give me some more breathing room on the sale because I really don't want to budge from the price much more because then I will be losing $ on the house (I have only had it for 2yrs) because I haven't accrued enough equity yet. Even with the appreciation it only covers pretty much the commissions.
Any advice?
