pure nitrogen contains no water vapor, so the pressure doesn't change as much when it gets hot.
also, and more importantly, the remaining 22% in air is mostly oxygen, which is extremely reactive with most things, especially rubber compoundds (and steel or aluminum of the wheels)
using n2 in tires isn't BS, but it's prolly not worth the effort for most of us.
