There are a myriad of ways this can be resolved, the best thing is your parents want to start the discussion now. Sounds like a fantastic way to open the topic and allow everyone to contribute ideas and possible solutions. As long as everyone is honest and open, conducting this family session now can avoid much heart-ache and indecision later.
My grandparent's estate contained three easily separable pieces of property with approximately equal value. The three remaining children drew lots for the properties and later switched between themselves because no one felt comfortable identifying at the time that they actually wanted a particular piece.
