That's my point... if it sounds fishy, it's fishy.
The only reasons I can think of are:
- they just want to close the deal. Good salespeople want to close, this is the quickest way (in which case their pre-arranged financier is typically the fastest route). Once you close, they are happy.
- that they need to close a certain number of deals by a certain date This could be a requirement for them to get the next round of financing or continue their current financing. Not unusual. Not necessarilly great for you since they are running hand to mouth and they might fail later.
- or that they get some kind of kickback from closing with their financier. The financier can't typically restrict you from pay off the loan so they get their kickback, you refiance, the financier gets screwed out of their 'deal'.
WHATEVER you do, make sure any money you give to them goes into an INDEPENDENT escrow account that you can get back. Even with that, people often get screwed so have your lawyer look closely at the escrow arrangements. There is no way they should expect anything but a deposit on an unfinished development and no bank is going to speculate and lend money on a unbuilt property for retail sale without collateral.
