At the cost of about $30 and about five hours of my time, I installed a 40 gallon water heater at the rental. It included three trips to Home Depot which took about two and a half hours. The old water heater has a different form factor as it is a 30 gallon. I had to make adjustments in the water pipes and gas pipes. Either isn't a big problem. I found the distance between the two 3/4" copper water pipes is the same 8" on both heaters. The old setup does not have a valve for the hot water outlet. There is only a globe valve on the cold water inlet. I installed a full port ball valve on each pipe. I love those full port quarter turn ball valves. There is no flow restriction when the valve is open. My skill sweating the copper joints is far from professional but all the joints held. I was a little concerned the heat of sweating the ball valve to pipe joints may damage the plastic parts of the valve. Apparently not so. The gas pipes I just over bought many different lengths of 1/2" threaded nipples in Home Depot (2" to 5" in 1/2" increment) and returned the unused ones.
