If the wife is involved and it's the "perfect" house, all rationality and numbers go out the window. Maybe lesser now with the economy.
As one who has bought a lot of investor properties and has not lost money (buy right up front is the most important principle), I always make a reasonable offer contingent on several things. It always is contingent on passing an inspection and generally I include "approval by my attorney." This last one leaves me an out in case info. comes up later that I didn't discover during due diligence. Basically, my attorney will not approve if I tell him to not approve. So, I can back out.
In regards to the inspection, something always comes up. The problems are negotiating points for further reducing the price. The seller thinks he has a sale and suddenly, things he knew about or didn't know about are causing the buyer to want to knock off $500, $1,000, $10,000, etc.
So, I make an offer contingent on passing an inspection.
