Fire escape ladder systems

I just bought an over/under duplex, I will be living downstairs, renting out the upstairs, which only has 1 stairwell access. I am interested in installing a fire escape ladder system in the 2 bedrooms.
Does anyone have any experience or recommendations? I have my eye on the collapsible-style with the webbing and rungs that mounts in a storage box directly under the window in between the wall studs- saves space, it's always there if you ever need it, and they look idiot proof to deploy, just open the window and drop it down. Home Depot shows a Werner system that goes for around $100, and I've seen a PEARL system that's in the neighborhood of $350.
Also, 1 bedroom has a window that goes straight down to the ground, but the other bedroom has windows over a porch roof, I don't really see any way to utilize this system the way it's intended, is it really necessary to have a ladder down to the ground from the almost-flat porch roof? I would be hesitant to install a permanent ladder off the porch roof because if I were the tenant I wouldn't want to worry about someone climbing up to my bedroom from outside (and as an owner the liability issue of some punk getting injured falling off my roof while intending to break in).
I suppose one option would be to get a 3-story system, the extra length could then go straight across the roof and drop off the edge to the ground.
Any thoughts and advice are appreciated, thanks.
