Is this a deal?

We were at our condo this week and our LG washer conked out. It was showing a code so we did a procedure we found online to reset it but it came right back. According to the code it's the motor that's bad. It turns out that Sears is the only one who works on them locally. When I called they offered me a warranty program. For $39 a month they will fix anything that goes wrong with(or replace if it makes more sense) all of my appliances. I do have to pay $60 for the service call, which is kind of a wash since I'd have to do that anyway. That's $468 for the year, and you only have to commit to one year. I'm guessing the motor job is going to be a good $200-$300. Also my dishwasher has a bad spring that holds the door up. My condo is in a 105 year building but was constructed 2005. So all of the appliances are essentially 10 years old. I'm guessing they're all going to be needing work/replacement relatively soon. In addition it includes servicing my heat/AC unit and changing the filter twice a year at no charge. They are all top of the Kitchen Aid line, stainless so replacing them won't be cheap. Worst case I can cancel after a year.
