Hello saabers,
As 1) there have been quite a positive attitude here to similar offtopic discussions whith lots of wise advice too, and 2) apparently the majority of contributors here are from the USA, I decided I could do with some advice too :)
My story may not seem a major move to a devoted globetrotter, but for me it is: just moved from Europe (Lithuania) to the USA (New Hampshire) to join my wife and son. (Had to sell that 98'9^5 back there too...). As formal and job matters have already settled, other things come up on to agenda now.
1. We are renting a house (my wife and son moved in here from Chicago), but it is quite expensive and renting probably is not money-wise anyway (?), so we have been looking for a house to buy (family of three). This is a peculiar location (it's a common school district of Norwich, VT and Hanover, NH) and the real estate prices are somewhat steep to say the least, mainly because of the very desirable public schools and a very limited housing development, IMHO. My question would be: is there a generic, common sense, practical experience or just some 'rule of thumb' on what percentage of total household income could/should/might be spent to cover the mortgage payment? My wife and I both have full time work positions here. We would probably stay in the area at least until our son graduates from the high school (4.5 years to go). We have been looking at some houses trying to stay with the minimum prices (200--300kUSD), but the market is really scarce here in that price range. Such houses either sell the same day they are listed or are not even listed at all. And the rest are usually in a rather sad condition/environment.
2. Understandably, I have no experience in mortgage rates here. 4.8% fixed for 5 years and adjustable afterwards --- would that be a good proposal?
3. On a smaller scale, but this is already becoming important in the dayly routine too---any advice on cellular service in the area and in the US in general. I have web-checked AT&T, Verizon, Nextel, but they don't even seem to cover this area... Is there a carrier that would cover USA and Canada without too much roaming 'issues'? Anybody on this board from the this area (Upper Valley, NH-VT) --- what would you advise? Unicel? US Cellular? Any chance of the same device working in Europe (GSM, 900/1800MHz) --- or am I dreaming here?..
