On # 1 - the banks look for no mre than 30-35% of monthly combined gross income to be spent on housing, which is mortgage and taxes combined Mortgage interest and real estate taxes are deductible from you U.S. income for income tax purposes here so that reduces your cost.
#2 although mortgage rates are going up, they are still at historic lows, so an adjustable is not a great gamble unless your ownership is short term. The adjustable will go up, possibly a lot. You should get a fixed rate mortgage for 7% (I am out of date - do a web search, you'll see fast enough. Use a bank and shop around. DON'T use the broker who is selling you the house.
On # 3 - accost poeple you see using phones and ask them what they have and how they like it. You'll find out quickly what works. The deals here are on 1-2 year contracts, but don't sign up for one that extedns beyond your plans - there are penealties. Go for the advertised specials.
