Down payment will be in the $20K range. I still owe around $49K on the equity loan.
I'm still researching now to find out how fast a townhouse in this area will appreciate. I doubt it would go down in value but I'm not so sure that it will appreciate fast either. May just have to bite the bullet on this one.
The equity line was there to pay for flight school....which it did....but we were young and stupid also and spent some after the career prospects in aviation have taken a nose dive in the past years. We also invested some which ended up paying alot of our other debt off. Long story short we are debt free now except for that equity loan...which is still a lot of debt but at least it's a tax deduction.
