Lots to think on here. I know people who have done this stuff here in New England.
A really bad place may well be better demoed and rebuilt. You are really buying the land more than the dwelling. An existing place that needs some help, may actually need MUCH more than you think. That means time and money, and with rehabbing I find everything costs more and takes longer than plannned. More so with older places. One of my best friends has a house that ranges from 1750 to 1980 in various add-ons and working on the pre-1950 parts is a challenge, and he is an very good hobby carpenter/woodworker, and competent with plumbing and electrical.
We thought about buying a place for seasonal use, but decided the last thing we needed was another rehab project. So we bought land and are going to have a general contractor an enclosed shell: It will have plumbing and roof insulation, heat and the main circuit board will be in. We'll do the rest. Since it will all be new materials and built to modern specs the work inside (and exterior siding) will be a lot easier than an R&R project. Still a bunch of work, but not having to undo years of mistakes and wear is worth a lot of money. Been there, done that.
