Hello Wayne,
As others are saying rust is rust and that can be hard to deal with.
As far as the engine if you have not allready pulled the oil pan to check for sludge issues and replaced the oil pump pickup screen get that done. That is the usual killer of the engine, bearings etc. Make sure you use good oil and change the oil every 5,000 miles or less.
Next killer of engines such as a single piston is a MAF starting to fail and leaning it out enough to grenade a piston so pay attention to how the car is running and maybe get a cheap code scanner with some data reading ability and check you long term fuel trim from time to time and if it starts having a hi positive fuel trim find the issue and solve it.
As far as engine swaps, in all reality any B205 or B235 engine will work without much trouble.
That leaves you with just the real specific hard to find items which are some of the cosmetics such as bumper covers, rocker covers and the small jack covers and toe hook cover. The seats are also hard to find but in all reality just about any seat from a 9-3 or 9-5 of that era will work. Good Luck, Bernie
