OT: Tenant abandonment ?

Just thought I'd ask the all-wise Saabers out there about this, which has me totally p.o.'ed. My attorney is out til Monday so I'm taking a poll... I hope I get the answer I want!
On February 29th my tenant gave me notice of intent to move out that day(with 11 months remaining on her lease) and could she have her deposit back. NO! A truck came and removed her rented furniture, she turned off any utilities in her name, and hasn't been seen since. (My shop is on the ground floor and the apt. is upstairs, so I would know if she'd been around). She left behind 2 beds and personal items, and a mess. Numerous message have been left on her cell phone, she returns no phone calls.
The question is, do I have the right to consider the belongings abandoned and toss them on the curb? It seems to me that eviction is unnecessary, and the court isn't sure, either. I'd like to take care of this this weekend and get it rented again!
Thanks for any advice!
Sonja
