Since you signed a lease, ALL terms and conditions must be in writing, or what recourse to they have if it ever went in front of a judge? None!
If you don't pay by the 5th they charge $125 more for the month? WOW! That's steep. The courts around here would never allow more than $2/day late fees. Since the steep late fee is not in the signed contract, how can they enforce it? If they tried to evict you for lack of payment of such late fee, the judge would rule in your favor, as it's not in the written contract/lease.
Whenever I upped my tenants rent or started charging them late fees, I always had cerified letters sent, so I had signed recipts that they received the information.
You might want to make a trip to the library and look for some books on landlord/tenant laws in Michigan as all states are different.
