Mike is probably right... it seems like the bladder has failed if water is coming out the valve. The valve is used to add air to balance out the air pressure of the rubber bladder that keeps the pressure on the water inside the tank.
I have a deepwell (300') with an Amtrol (Well-X-trol) pressure tank. If you need a new tank, may I humbly recommend:
Upgrade the size of the tank (I went from a 44 to a 62 gallon tank & it's not much different in storage size and it's only a few dollars more). A 44 gallon was adequate for 4 people though, though I love the 62er.
The major benefit of the larger tank is that your well pump will be cycling on/off (wear & tear)less!
If you replace everything, install high quality U.S. made ball valves before the tank & pressure gauge/electrical controller and after the tank outlet for future/easier maintenence.
amtrol.com has the Well-X-trol tank...Good info / pics on how the bladder works.
I noticed a considerable difference in quality among the "Big Box" Home center brand tanks and the brands carried by the local well professionals. Also, warrenty coverage may differ on the rubber bladders...
Let us know how you made out!
Good Luck!!
