The only reason you would need to keep it registered and insured is if you want to be "legal" when/if the prospective buyer wants to take it on a test drive. After he buys it, its his problem. In most states, you can buy a temporary permit so that the new owner can drive it from your house to his without license plates. I know the Virginia costs $5 and lasts 3 days. Also, he will need to call up his insurance company before he drives it away. so that he is insured. But thats after you would have transferred the title, so it really comes down to how much risk he wants to take.
If you're going to sell the whole car as-is, without parting it out, I wouldn't mess with getting the title altered. Just sell it and let the new owner deal with the car's problems. Maybe he will want to put some repairs into it and keep driving it.
I recently parted out my '85 900T, and so far I've gotten a little over $700 out of it. I had previously put it on ebay for $200 and I had no takers. Just shows you how much more you can make if you have the patience to take the car apart and sell everything individually.
