Rule #1 to remeber the Tenant has more rights through the legal system than you do (regardless of good/bad credit) once they are in it takes a long time to get them out.
I have rented a house to people whom had declared bankruptcy. I was hesistant but their story was credible and they seemed more sincere than the others who wanted the house (plus he wanted it long term) the others wanted it one year. Seven years later they are still in my rental and have only been late once.
Keep in mind if this couple you are considering wants to buy a house in a few years a bad report from you (lender will request payment history from you) to the future mortgage company will eliminate any chance they have to get a decent rate and/or a mortgage.
On the other hand plenty of low lifes just want to get a free ride and take advantage of the sytem (which is in their favor)
