We're having the house painted and they started a month ago. The contractor is the local operation of a franchised paint operation. A friend--who is particularly anal about stuff-- had two houses painted by this company and was very happy, which is why I used them.

Anyway... They did a bunch of carpentry that was needed, and have painted the body of the house. Work is not awesome, but will be OK. It's the windows that are the issue. Behind the storms are single-glazed mullioned windows with six panes on top and one on the bottom. All (34 total) needed at least some reglazing.

The quality of the glazing work done so far is very amateurish. I doubt it will hold up more than a year or so, and even if it does it looks lousy. The guy doing the work told me he didn't like doing glazing--and it shows.

They only put one or two guys on the job, and they often don't work full days, even when weather is good. (The one guy who is here the most is 50-something yrs old has health issues, so can't work full days.) And most days he's the only one here. The job is way off schedule and it's almost November so the number of days when painting is still possible is approaching zero.

There is a contract regarding what is to be done, and a price, but I have not made any payment yet. I've talked to the contractor about the schedule and he keeps assuring me it will be OK. I have not brought up the windows yet, but am unwilling to pay for the work done on them. Plus, it's getting colder and all the storm windows are off, so I'm using more oil to heat the joint. My wife is going nuts with this.

What are some of the ways I can negotiate with this guy to make it all work? I'm thinking I should hold back a significant chunk of money to get them to come back in the spring to finish. The painting price, including the windows, is $6580. Since the windows take the most time, I'm thinking maybe holding back a couple of grand. What do others think?

I can also contact the franchise company, but I'm not sure they will have a lot of leverage since franchisors are indy operations.
