by yourself and send it off to a lab to see what it is that you have growing.

From a kill perspective, sodium hypochlorite is a very effective biocide and it'll kill everything if you apply enough of it so that it has intimate contact, molds, yeasts (fungi in general), viruses, bacteria... Probably there's other water bourne nasties there too that you don't want to breath, Legionella bacteria for example.

If it were me I'd stop the leak, have-at-it with a bunch of bleach while things are still wet, and then wear a good mask with filters rated for what you're doing if you really felt like you wanted to get in there and mechanically remove anything. I'd be inclined to kill it and let it alone.
