Thanks Tim1. I've actually been on/around the board for a while (shoot, probably close to 10 years now when I got my 1st 9-3 and was looking for advice on how to do DIY tunes). Usually I come by when I'm looking for advice. In this case, I think my 9-5 tranny just blew up. Oh well.
Back to the fee structure, check around because I don't think all banks/mortgage lenders are going to charge that much. Yes you will probably need an appraisal (~$400-500), an attorney will get paid to update the title search and do the closing (your number seems high, check around) and will have to buy title insurance again to cover the new bank (if you close with your original attorney you may be eligible for a discounted "re-issue rate" for title insurance). Then the bank will usually charge some kind of processing fee and/or underwriting/admin fee. That may include the cost of things like your credit report, a flood determination fee, etc. or those may be listed separately. but "bank's council" and "origination fee" are garbage. I'm sure there's someone out there who will be glad to help you without charging an additional origination fee on top of their other fees (check with them to make sure the "origination fee" isn't just the total of all their bank fees, and isn't a separate fee in addition to the bank fees first though).
