There are three timing chain guides. Only two of them can be replaced with
the head attached to the block. Leaving the head on also makes it very
difficult to seal up the top of the timing cover. Basically, the head
should be removed to do the job right.

IMO, yes. A stretched chain will do bad things to the sprocket teeth. The
proper way to do it is to replace the chain, sprockets, tensioner, and
guides. This requires about $270 in parts, which includes a head gasket
set, crank seal, etc..

Unfortunately, you also have a balance-shaft drive system. It all has to
come out to access the timing chain stuff. The parts to fully refurbish the
balance-shaft drive run about $400.

We have a '93 with 80k miles. At 70k miles it was making a chain noise that
I thought wasn't terribly alarming. A few miles later the timing chain
broke and 14 out of 16 valves were lunched by the pistons. Since it was a
turbo, it had dished pistons for a lower compression ratio (resulting in
more valve clearance) than your non-turbo engine. Hence, the pistons, rods,
and crank survived the valve-impact. Yours may not...

The parts required to completely overhaul the timing and balance-shaft drive
systems, including removal of the cylinder head and application of a new
head gasket set cost about $670.

If you were to add a new water pump, new belt, new belt tensioner assembly,
new belt pulleys, new crank pulley, and rebuilt alternator, the parts total
would reach $1200.
