Congrats, sounds like a great purchase! The big tickets items you mention are all a little hit or miss.
-Heater core/blower motor. Could definitely go at any time, or not. Not a very fun job, but at least it's not something that will leave you stranded.
-Clutches are very variable. I changed mine at 250k. Some go longer, some less, and often a bad slave cylinder gets the clutch changed before it's really due. The good news is that the clutch itself slips for a while when it's tired, so you'll have plenty of warning.
-Balance chain isn't an issue after '91/92 and should last the life of the car.
-In my limited experience regular coolant changes make a big difference in HG and heater core life. I'm still on my original HG at 324k and my heater core was just weeping slightly at 300k when it got changed due to the blower motor, and I thank regular coolant changes for the longevity (or maybe I was just lucky).
For the climate control, the first step would be to run the internal diagnostics. For the cruise, I'll admit I just pulled the switch on the clutch when it went bad (a vacuum switch as I recall) but I bet a replacement is cheap, certainly from a salvage yard.
Agree with another poster that the fuel pumps is a very common ~150k item to look out for.
