Practice ACT and SAT is a good move. If there are weak areas, the prep books and tutoring can help. These tests are largely meaningless, but many colleges like them, so one has to prep for a standardized test.
Visiting schools can be very spendy. Do as much online research as possible to narrow down the list. When visiting, try to arrange to visit professors or the departments in the areas your niece wants to study. That got us a guided tour of the science department at one school, which was really cool, and locked our daughter on the place she wound up going.
If you find a school she wants that does early action/acceptance, etc., go for it. Our daughter did that and got in before Christmas of her senior year. She waited on sending other applications until she heard (which saves a good chunk of change) and never had to send them.
The essay. These are largely customized for each school. She needs to sound smart, articulate and probably unique. Anything she's done that relates to her intended college goals should be in the essay and it should be a carefully written piece that is flawless in grammar, punctuation, etc. Some schools read these more closely than others, but it's an important part of the application at many schools, especially smaller ones.
The FAFSA stuff is a pain, but you gotta do it. If she wants to go to a "top-end," unaffordable school and has the grades to get in, you can often get money from the school to make it much more affordable.
